INDIAN ECONOMIC OVERVIEW

 

The current downturn provides an opportunity to push ahead with reforms to accelerate growth, says the latest India Development Update report released by the World Bank. The report says that the adverse effects of rupee depreciation are likely to be offset by the gains in the exports performance due to improved external competitiveness. Since May this year, the local currency has depreciated substantially and fell to a record level of Rs 68.85 to a dollar on August, 28.

 

A stagflation like situation appears to have arisen as inflation jumped to an eight month high of 6.46 % for the month of September. It is up from 6.10 % in August. Growth continues to be muted with factory output plunging to 0.6  % in August. Onion prices have risen nearly 300 % from last September. Vegetables cost nearly 90 % more than they did last year. Wake up to the economic contribution of slum dwellers. They contribute more than 7.5 % to the country’s gross domestic product, according to a recent study conducted in 50 top cities.

 

136000 estimated number of jobs created during the second quarter of the current financial year. 50000 estimated number of additional jobs in the field of corporate social responsibility in the coming years.

 

The International Finance Corporation expects to come out with its rupee linked bonds issue before the end of 2013 as a part of its plan to raise $ 1 billion. The Apple iPhone 5c (Rs 41900 for 16 GB variant) and 5s (Rs 53500 for 16GB variant) has been launched in India from 1st November.

 

The Land Acquisition Act to provide just and fair compensation to farmers will come into force from January 1 next year, said Rural Development Minister Jairam Ramesh. The Act replaces a 119 year old registration. The Securities and Exchange Board of India has approved the trading of currency futures on the Bombay Stock Exchange. The exchange plans to launch the currency futures platform with advanced trading technology by the end of November.

FINANCIAL RESULTS:

 

During the year, the Company recorded operational revenue of Rs.368.540 millions and posted a profit before tax of Rs.68.150 million as compared to net loss of Rs.485.580 million the previous financial year 2011

 

REVIEW OF OPERATION:

 

The year was a challenging year for the Industry in general and the Company in particular due to subdued demand on account of the economic situation both domestic and overseas. The cost of borrowing on housing loans has witnessed significant increase and further escalation in input costs has pushed the cost of development of properties and the developers not being able to fully pass on to this increased cost to the customers.

 

Notwithstanding the current market situation, the Company has sold 1.646 million sq.ft. of residential space across various projects, as against 1.360 million sq.ft. in the previous year and recorded revenue collection of Rs.2,757.000 millions as against Rs.9,25.000 millions in the previous year. The Company’s various projects under execution

has been on schedule and the Company does not envisage any cost over-run for any of the Projects under implementation However, there has been approval delays by regulators in respect of the projects under execution by the Company’s Subsidiaries in respect of SEZ project at Chennai and residential cum commercial development at Kolkata.

 

FUTURE OUTLOOK:

 

The strength of the Company lies in identification, planning and successful implementation of the projects in both the residential and commercials space. The Company has been exploring opportunities to leverage on its strength to identifying distressed assets for take over and development on the basis of its current liquidity position and the goodwill the company enjoys in the real estate space.

 

The Company along with its subsidiaries is exploring new opportunities in the real estate space across the southern states and has entered into Joint Development Agreement with land owners and also for outright purchase of land to achieve about 4 million sqft of sales in the next financial year.

 

BACKGROUND

 

Subject was incorporated as Synectics Infoway Private Limited on 28 March 2000. The registered office of the Company is located at Chennai, Tamil Nadu, India. On 28 March 2003 the Company changed its name to Shriram Properties Private Limited. The Company is engaged in the business of development of real estate projects.

 

On 10 April 2003, the Company changed its status from a private limited company to a public limited company and changed its name from Shriram Properties Private Limited to Shriram Properties Limited.

SHRIRAM PROPERTIES TO BID FOR BRITANNIA'S FACTORY LAND IN CHENNAI

Industry analysts indicated that the property will attract much more value if converted for a residential or a commercial development.

 

Britannia Industries, India’s largest publicly held food company, has finally decided to sell its factory as well as the land spread over 16 acres in Chennai’s industrial hub- Padi. According to information available, the company may look to sell this asset in two parts of close to 9 acres first and then the rest later.


Vinita Bali, MD, Britannia Industries said that they are in the process of selling the Chennai facility as it was not efficient She however, did not comment on the kind of amount the company was looking to mop up by selling this asset.

According to information available, Bangalore-based Shriram Properties is understood to be considering to bid for this property. Industry analysts indicated that since this property is in the industrial hub, it will attract much more value if it is converted and made ready for a residential or a commercial development. “If converted, an acre could fetch between Rs 100.000-120.000 Millions per acre,” an industry analyst indicated and Britannia may be getting close to around Rs 1000.000 Millions by exiting the first parcel of close to 9 acres.


This move by Britannia to sell the land at Chennai comes parallely to a move which the company is contemplating to develop a 6-acre plot in Bangalore on which its headquarters is located.  The land, if unlocked can fetch around Rs 4500.000 Millions.

 

TATAS EYE RS 600CR SHRIRAM ARM STAKE

MUMBAI/BANGALORE: Southern conglomerate Shriram Group is poised to sell an 18% stake in its unlisted company Shriram Properties to a real estate fund of Tata Group for Rs 6000.000 Millions, said people directly aware of the matter. The potential deal is significant as it could bring together two marquee names of India Inc on a real estate platform.


The Tata realty fund is conducting due diligence ahead of the proposed investment, which is likely to close in the next 60 days, the sources added. Shriram Group, which holds a 60% stake in the real estate developer, will bring its stake down to 42% after the deal. Earlier this year, billionaire Ajay Piramal had picked up a 10% stake in Shriram Capital, the holding company of the Chennai-based group's financial services business, for Rs 7000.000 Millions.


TPG (17%) and Starwood Capital and Walton Street Capital (together with 23%) own the remaining shares in Shriram Properties, which has delivered over 8.5 million sq ft of built-up space and another 12.5 million to be delivered in the next 18 months. Shriram, which is planning an initial public offer to provide exits to these investors in the next 36 months, also has a pipeline of 46 million sq ft in the making. Repeated calls and text messages to Shriram Properties MD M Murali went unanswered. A query emailed to the Tata Group's spokesperson didn't elicit a response till the time of going to press.
